Why We Built Vkushty

Vkushty grew out of a simple observation: we couldn't find the kind of home we'd want for ourselves on the market. So we set out to build it — on our own terms, with no shortcuts. Months went into finding the right plot, then just as many into finding the right people to turn it into something more than just another project.

We knew from the start what mattered. A location with a view that takes your breath away, but close enough to Sofia that you never feel cut off. And inside the homes themselves — space, daylight, quiet modern systems, and materials built to outlast a generation.

The plot we chose is the last one in the Izgled Street urban plan — at its highest point, with a 360° panorama. No new construction is permitted to the east, south, or north. The view you open your eyes to tomorrow morning will be the same in 10, 20, or 50 years.

A House That Opens to the Valley

House #3 sits at the heart of the Vkushty community in Bistritsa. Its main Schüco glass facade faces north, toward the lights of Sofia. At almost 900 meters above the city, mornings here begin above the smog line, and evenings end on a private terrace with the mountain at your back. It is a home designed for a family that wants Sofia within arm's reach — without its noise and traffic.

A House on Three Levels

The home unfolds across three levels, each with its own role and connected by a quiet KONE elevator that runs the full height of the house:

  • A garden-level floor built around the cars, the gym, and a guest suite.
  • A main living floor where the day happens — open kitchen, dining and lounge, and a covered terrace built for long dinners.
  • An upper floor dedicated entirely to sleeping — three bedrooms, three bathrooms, three terraces.

You can walk every level, or take the elevator from the garage straight to the master bedroom without ever touching a staircase.

The Living Floor — Where the Day Happens

The ground floor is the social heart of the house. A single open volume of nearly 80 m² holds the living and dining area, with the kitchen (28 m²) flowing into it rather than walled off. Ceilings reach 3.4 meters, and full-height Schüco glazing meets in unique glass corners that open the space in every direction. Whether you're cooking, eating, or sitting on the sofa, the view is always in the room with you.

Step through the glass and you are on the covered terrace — large enough for a long table for ten, with a gas barbecue built in and a gas fireplace for the shoulder seasons. The view runs uninterrupted toward Sofia.

It is the kind of floor where a Sunday lunch quietly turns into dinner.

The Upper Floor — Three Suites, Three Terraces

The first floor is given over entirely to rest. Three bedrooms, each paired with its own bathroom:

  • A master suite of 34 m², with a full 13 m² bathroom and a private terrace facing the view.
  • A second bedroom of 23 m² with its own en-suite.
  • A third bedroom of 22 m² with its own en-suite.

Two panoramic terraces — roughly 13 and 22 m² — open off the upper level, so morning coffee in the sun and a quiet glass of wine after sunset both have their place.

The Lower Level — Not Really a Basement

Calling the lowest level a "basement" doesn't do it justice. Daylight pours in through an English court carved into the garden, and the floor is built for the things a family actually uses every day:

  • A garage of 66 m² — comfortable for two cars with room to spare for bikes and storage.
  • A dedicated gym of nearly 22 m².
  • A guest room of 20 m² with its own bathroom — for friends who come for the weekend, or as a quiet home office.
  • Storage, technical room, and a generous entrance hall.

Think of it less as a basement and more as a lower ground floor — usable, light, and finished to the same standard as the rest of the house.

The Outside — A Private World

Every house at Vkushty has its own south-facing garden, and House #3 is no exception. The house has its own 15-meter private pool — heated, with a salt or ozone treatment system instead of chlorine. The entire complex is gated, the neighbors are few, and the setting is quiet and private.

Built to Last

Behind the lifestyle is a set of choices made for the long term:

  • Underfloor heating on every level, powered by two heat pumps.
  • Central ventilation with filtration — guaranteed fresh air all year, no need to open a window.
  • Steel water pipes, ready for multi-stage filtration of drinking water.
  • Full smart-home wiring — lighting, climate, blinds and security from a single screen.
  • Schüco FWS 50 glass curtain walls and ventilated facades and roof — very high energy efficiency and a quiet interior.
  • A KONE elevator linking all three floors.
  • A gas fireplace inside and a gas barbecue on the terrace, both properly vented and built in.

Construction began in February 2026 and is progressing on schedule. We're aiming for completion in late 2027.
